After a month long renovation project, the Barons are home for the holidays in their Charlestown condo!
I met Oliver and Maddie this summer through a mutual friend and we got to work on their house hunt immediately. These savvy buyers couldn’t have picked a better time to shop. While everyone else was distracted by labor day weekend, we were able to line up a few showings and jump on a place that met their criteria – two bedrooms, parking, pet-friendly, and they really wanted a multi-level layout. With inventory at an all-time low in Charlestown, and the majority of units in their price range being flats, I knew this would be a tall order.
After a few short days, the Barons had narrowed it down two options. One was a stunning condo conversion project on the Charlestown/Somerville line. The unit was huge and totally upgraded, but didn’t have parking. It also lacked the downtown location, and was a difficult walk around a rotary to access Charlestown amenities.
The other contender was a slightly dated, but a well-positioned property with a private deck and deeded parking spot. Plus, it was right next to a dog park, which is perfect for their one-year-old retriever.
After much debate, they chose location and amenities over finishes. We got to work on putting in an offer. Timing was of the essence. Since they conducted their search over a holiday weekend, we had just a small window of opportunity to get a deal before things heated up again.
One other party wound up submitting an offer, creating competition. By acting quickly, my clients were able to wrap up the deal. We placed the property under agreement for slightly less than the list price and without compromising contingencies like the home inspection and financing.
After a relatively smooth home inspection, the Barons had a month before closing to plan for their renovations. Soon after getting the keys to their new place, they had a crew of my contractors at their house sprucing up the kitchen, darkening the floors, and removing the 80’s popcorn ceilings.
